Project Specifications
  • Load bearing, Painted Tilt Up, Site Cast Concrete Construction with Architectural detailing.
  • 16’ clear height below the joist.
  • 5” thick concrete Slab on Grade floor with Welded Wire Fabric (W.W.F.) reinforcement and cured and sealed.
  • Steel structure to include interior columns, bar joists and metal deck, all painted grey.
  • Column bay size varies from 40 feet or 52.5 feet X 35 feet.
  • 1” insulated (double pane) tinted glass in window areas. 1” mini-blinds on the interior of all exterior windows (NIC glass door).
  • EPDM ballasted, .045” thick membrane roof system, with 15 year manufacturer’s warranty and with galvanized scuppers and downspouts.
  • Parking is provided at approximately 2.43/1,000 sf which will allow up to approximately 25% of office build-out and 25% of manufacturing build-out per code. Additional parking, or truck and/or trailer parking areas available at additional cost.
  • Fire sprinkler system designed for ordinary hazard installed in each suite.
  • Water service and sanitary sewer service, stubbed in to each building. Natural gas and electric utilities stubbed to the exterior of each building.
  • Conduit for telephone will be installed from street to building. Telephone access to be located at the D-mark location within the fire riser room at each building.
  • Each tenant space will be provided with (1) - 2” overhead empty tele/communications conduit raceway from building D-Mark location.
  • R-8 foundation insulation, R-13 wall insulation from 8’ AFF (above finished
    floor) to deck, R-19 roof insulation.
 
  • One (1) Aluminum and Glass entrance door and one (1) Hollow Metal Steel door per suite.
  • Standard natural gas service with one (1) house gas meter for temporary heat and provisions by Xcel for three (3) additional future tenant gas meters.
  • Separately metered electrical service to include. 120/208 volt, 3-phase, 1200 amp service for buildings A&C, 120/208 volt, 3-phase 800 amp service for building B, D&E.
  • Each building to include (1) - 120/208 volt 60 amp 3 phase house breaker panel with separate metering.
  • Each tenant space will be provided with (1) - 2” overhead empty conduit raceway from main electrical service location.
  • 12’ X 14’ sectional, insulated (R-6), overhead drive-in door, 1 per suite.
  • Parking lot lighting, striping and code required signage.
  • Curb, gutter, asphalt paving (6” for drives and parking and 8” for service area) and sidewalks. 6” thick concrete pad at each trash area and 6” thick concrete apron at each drive-in door.*
  • Common dumpster enclosure with concrete pad.
  • Common mail box bank.
  • Common monument sign.
  • Landscaping per City Code requirements to include automatic irrigation system.
  • Sub Slab depressurization / ventilation system.
  • Two (2) year warranty from the project’s general contractor on work performed by him as described in the Warranty Manual.
    * Pavement and concrete thicknesses may be changed by the project’s consultants subject to soils borings and final pavement design.
